Hoping to Move Before Christmas? Start with the Calendar.

October 30, 2026

Your Christmas tree could have a new address this year. But if moving before the holidays is your goal, the first step is a realistic calendar.

Finding a home you love is one part of the process. Financing, any purchase conditions, the seller’s schedule and the closing arrangements all need to work together. A holiday move may be possible, but no one can promise it before those pieces are in place.

Choose your actual move-in goal

Do you want the keys before Christmas, or do you want time to move, unpack and decorate before Christmas?

Those are different deadlines. Think about movers, cleaning, work commitments, childcare, pets and the time you need to set up the essentials. Build your plan around being comfortably settled rather than receiving keys at the last possible moment.

Talk to your mortgage professional early

Before shopping, confirm your budget, required documents and the steps still needed for financing. Ask about your specific timeline and avoid assuming that an initial pre-approval means every property or purchase will receive final approval.

Tell your Realtor about any home you need to sell, lease commitments or other circumstances that affect your move. Those details belong in the plan from the beginning.

Make possession timing part of the search

Some sellers have flexibility. Others have a schedule they cannot change. We should ask about timing early so you do not build holiday plans around a home whose possession date cannot work.

Even if a property is vacant, confirm what is practical. An empty house alone does not establish how quickly a transaction can close.

Protect time for the important checks

A deadline should not be the reason to skip questions about the home. Plan time for the conditions and due diligence appropriate to your purchase, such as financing, inspection or condo document review.

Your lender, lawyer, inspector and other professionals may have limited holiday availability. Confirm their schedules before relying on a particular closing date.

Keep a backup plan

Decide what happens if the right home comes with a later possession date. Would you rather wait, adjust your holiday plans or continue looking? Having that conversation early helps keep a seasonal wish from driving the whole decision.

If a new home is on your Christmas wish list, call me. We will look at your starting point and work out whether the timeline is practical, with room for the checks that matter.
