Making Sure Your Move Goes Smoothly

There are few things I enjoy more than telling a client, “Your house is sold.” That means I have found them a qualified buyer, got them the price they wanted, and negotiated a great deal.

That doesn’t mean my work is finished. Far from it.

As your real estate agent, I’ll work closely with you to ensure the deal is finalized and that your move goes smoothly.

I’ll also be there for you, as your real estate expert, up to the day you move and beyond. I provide you with the names of recommended lawyers, contractors, movers, etc. from my network of reputable professionals and companies. I’ll also clearly explain what to expect leading up to closing day and give you advice as to how to prepare.

My goal is simple: To make your house sale and move a positive experience.

1. Working With Your Lawyer

Your lawyer will:

  • Review the purchase contract
  • Prepare transfer of land documents
  • Handle payout of your existing mortgage
  • Collect funds from the buyer’s lawyer
  • Provide you with a final statement of adjustments

2. Paying Off Outstanding Costs

At closing, you may need to settle:

  • Remaining mortgage balance
  • Property taxes, adjusted to the possession date
  • Condo fees or special levies (if applicable)
  • Real estate commissions
  • Legal fees

3. Preparing the Home for Handover

  • Ensure the home is left in broom-clean condition.
  • Remove all personal belongings unless agreed to in writing.
  • Leave any items included in the contract (appliances, remotes, keys).
  • Double-check that everything works as expected.

4. Possession Day

On possession day:

  • Your lawyer confirms receipt of funds from the buyer’s lawyer.
  • Title officially transfers to the new owner.
  • I will arrange delivery of the keys to the buyer’s REALTOR®.
  • You are officially released from ownership responsibilities.

5. After Closing

  • Keep your lawyer’s final statement of adjustments for your records.
  • Cancel utilities, insurance, and services tied to your old address.
  • Update your address with banks, employers, and government offices.

Q: Do I have to be present on closing day?

No, your lawyer handles the transaction. Most documents are signed in advance.

Q: Who pays property taxes when a home sells?

Taxes are prorated. You pay up to the possession date, and the buyer pays from that date forward.

Q: What happens if something breaks before possession day?

Sellers are responsible for keeping the home in the same condition as when it was sold. Repairs should be handled before closing.

No, possession only happens once funds are received and the title is transferred.
