Ensuring the Closing Goes Smoothly

There are few things I enjoy more than saying to a client, “You’ve got the home!” That means that the seller has accepted your offer, conditions have been waived, the closing date has been set, and you’ll soon be preparing for moving day.

Just because the purchase has been made doesn’t mean my work for you stops. On the contrary. There are a myriad of other things I’ll do to ensure the process goes smoothly.

For example, I’ll take care of many of the administrative details on your behalf. I’ll work with the seller’s agent, your lawyer, and your mortgage lender to ensure that all the necessary paperwork has been completed and submitted.

Don’t worry about finding a good real estate lawyer, insurance agent, moving company, etc. I’m well-connected in the local real estate scene and can personally recommend reputable professionals and companies to help you.

If at any time leading up to moving day you have a question, problem or concern, I’ll be there to help. You can count on me to be your real estate agent before, during and after you cross the threshold into your beautiful new home.

1. Leading Up to Closing Day

  • Your lawyer will handle the legal paperwork, including title transfer and mortgage registration.
  • You’ll provide any remaining down payment funds and closing costs.
  • Your lender will send mortgage money directly to your lawyer.
  • I’ll stay in touch to make sure everything is progressing smoothly.

2. Closing Costs in Alberta

Plan for 1.5% to 2.5% of the purchase price to cover:

  • Legal fees
  • Title insurance or RPR compliance (depending on your contract)
  • Adjustments for property taxes or condo fees
  • Moving costs and utility hookups

3. Possession Day

On possession day, your lawyer sends funds to the seller’s lawyer. Once the money is received and confirmed, the property officially transfers into your name.

  • The seller’s REALTOR® lets me know where to pick up keys.
  • I meet you to hand over the keys and celebrate your new home.
  • I’ll also confirm everything is as expected in the home.

4. After Possession

  • Change locks for security and peace of mind.
  • Update utilities, Canada Post, and any subscriptions with your new address.
  • Walk through the home and check that everything included in the contract is in place.
  • Keep my number handy — I’m still your resource long after closing day.

Q: What time will I get my keys on possession day?

Possession usually happens around noon, but it can take longer depending on how quickly the lawyers exchange funds.

Q: Do I need to be present at the lawyer’s office on closing day?

Most paperwork is signed in advance. You don’t usually need to attend on the actual day.

Q: Can I move in the night before possession?

No, you can only move in after the funds have been received and the property is legally in your name.

Q: What happens if the seller isn’t ready to move out?

This is rare. If it happens, your lawyer will step in and resolve the issue based on your purchase contract.

Q: What if something is damaged or missing when I move in?
